Is the data on this site real?
Yes. Every number is ingested from public government and industry records — listing and closed-sales data (June 2026 release), a long-run house price index, published fair market rents, building permits, tax-return migration, employment, natural-hazard and mortgage-rate statistics. How each figure is computed is documented on our methodology page.
How often is the data refreshed?
Listing and closed-sales data refresh monthly (currently June 2026); mortgage rates weekly; the house price index quarterly; fair market rents, building permits and migration annually. Scores and forecasts are recomputed after every refresh, and each page shows its data-as-of date.
What is the Investor Score?
A composite 0–100 percentile rank across all 932 covered metros: momentum 25%, value vs each metro's own long-run price trend 20%, gross rental yield 20%, supply stability 20% and market heat 15%, with weights renormalized when a source doesn't cover a metro. Every formula is published verbatim on the methodology page. A score of 50 means the metro sits at the national median — it is a data-derived opinion, not a rating agency grade.
